Default view: single-family construction permits valued $3M+ across Beverly Hills 90210, Bel Air 90077, Brentwood 90049, West Hollywood 90046 and Pacific Palisades 90272 (issued in the last 90 days; widen to $1M+ / 1 year in the filters). Permit-first workstream: start from each permit, pull the parcel's latest county deed to see who owns it now, and label it recently purchased when that deed is a sale within the last 9 months. No closing filter here — a recent closing badge is only a signal that the parcel also shows up in Project 3.
How this works & sources
every single-family building permit ≥ threshold in the five zips (LADBS for City of LA; Beverly Hills city from its monthly PDF reports). A permit shows the address only, never the owner, so each parcel's latest recorded deed is pulled from the county recorder index: the grantee is the current owner. If that deed is an arms-length sale recorded within the last 9 months the permit is labelled recently purchased; a long-term owner or a family / trust re-titling is greyed out (the "old owner" trap). A separate recent closing flag marks permits whose parcel also appears in the recent-closings deed index — a signal layer only; this page has no closing filter. Permits: LADBS building permits, sub-type "1 or 2 Family Dwelling", zips 90210, 90077, 90049, 90046, 90272, issued within the lookback, declared valuation ≥ threshold (pulled for $1M+ / 180 days) + Beverly Hills city monthly permit PDFs. Deed step: latest recorded document per APN — type, recording date, price, grantee, mailing address — from the county recorder index via Tracerfy property snapshot (10 credits each); 48 of 148 parcels pulled so far (all $3M+ ones), rest pending credits. "Recently purchased" = Grant / Warranty / Trustee's deed with a recorded price, recorded within the last 9 months; Intrafamily Transfer, Quit Claim and trust re-titlings are never counted as a purchase. "Recent closing" flag = permit APN present in the Project 3 deed index (SFR deeds ≥ $2M recorded since 2026-06-22). Contractor / architect from the LADBS permit detail page; buyer phones / emails are vendor skip-trace data, unverified, and carry DNC / TCPA-litigator flags — honor them.
