Project 3 · Recent closings

Default view: single-family homes closed at $5M+ in the last 90 days (new deeds) across Beverly Hills 90210, Bel Air 90077, Brentwood 90049, West Hollywood 90046 and Pacific Palisades 90272. Homes whose deed was recorded at the county in the lookback window — the grantee on the deed is the current owner. Sale price, buyer, mailing address, loan and contacts come from the deed record; Redfin/MLS detail is added where a listing exists. Permits are not a filter here — a closing that later got a permit is just labelled. Permit-first search is Project 2.

How this works & sources
every single-family home in the five zips whose deed was recorded at the county in the lookback window at or above the price filter (data pulled for $2M+ / last 90 days: 138 closings; default view $5M+ / 60 days). The grantee on the deed is the current owner — the only reliable way to know who owns the home now. Each card is one closing: a one-line headline, then collapsed details — deed (price, dates, mailing, mortgage), buyer contacts (skip-traced on the grantee name; unverified), whether a building permit was filed after closing (LADBS / Beverly Hills), the Redfin / MLS listing where one exists (beds, baths, days on market — extra detail only), and fire / disaster exposure (CAL FIRE perimeters + FEMA). Sales that appear on the MLS but have no recorded deed yet are listed separately at the bottom of each zip. Permit-first search lives in Project 2. Terms: glossary drawer.
Primary source: county-recorded deeds (grant / warranty / trustee's deeds with a price) via Tracerfy Bulk Property Data — single-family, zips 90210, 90077, 90049, 90046, 90272, sale price ≥ $2M, recorded in the last 90 days. Buyer phones/emails: Tracerfy skip-trace on the grantee name (type / DNC flags only; not call- or ping-verified). Permits after deed: LADBS open data (exact APN match) and Beverly Hills monthly permit PDFs; West Hollywood not queryable. MLS detail: Redfin sold-listings export ($5M+, 90 days), matched by APN / address. Fire: CAL FIRE FRAP fire perimeters (2015+, ≥40 acres, point-in-polygon on the property coordinates) and OpenFEMA disaster declarations for LA County. Filters are stored in the URL hash (e.g. #90272?price=2M&days=365&fire=inside) so a view can be shared. Deed index pulled .
